Constantia Stands the Test of Time
Constantia's vineyards are not the only thing that is productive in this historic Cape Town suburb. Its property market continues to bear fruit for both buyers and sellers, particularly for properties priced under R10 million. This is according to Francois Venter, Western Cape Regional Sales Manager of Jawitz Properties.
Since the beginning of the year, 89 homes have sold to a combined value of just over R483 million. According to figures from PropStats for the period 1 January to 31 August, the most active segment of this market was properties valued under R5 million (55 homes), followed by those valued from R5 million to R10 million (27 homes). Together, these two segments account for 92% of sales to date. Five properties sold in the luxury category (R10 million to R15 million) as well as two in the 'trophy' category (over R15million).
The average price at which homes were listed in Constantia was R6,385,949, whereas the average selling price was R5,420,034. "The 15% average difference between selling and asking prices indicates that sellers are potentially still overpricing their homes to the market, particularly at the outset," says Venter.
The number of days a property stayed on the market before being sold during this period was an average of 145 days, or nearly 5 months, which exceeds the national average of just over 15 weeks.
Sellers need to ensure that they list their properties to the market at the most realistic price possible, taking into account what properties have recently sold and what properties are currently on the market, says Venter.
"Buyers don't reject a property they only reject the price," he says. "Regardless of the market; good, bad, or indifferent, buyers will always respond within 5% - 10% of the asking price if they see value. There is no such thing as a property that cannot sell; there are only sellers who are reluctant to accept what the market is prepared to pay."
He says a Constantia property that is priced competitively and realistically to the market should by all accounts sell within 10% of the asking price within three months. Properties that are not priced realistically remain on the market for a long time and will ultimately sell anywhere from 15% to 30% below the asking price.
"There are some great success stories where sellers list their properties at the correct price and sell their properties quickly; and there are some examples where the opposite is true.
"We're seeing this trend across the Western Cape; the longer a property stays on the market, the greater the risk of receiving lower offers. The market never lies," Venter concludes.

Camps Bay Homes No Longer Way Out Of Reach
With current selling prices for freehold properties down in both nominal and real terms (after inflation), Camps Bay property are no longer the domain of only the super wealthy, according to Francois Venter, Western Cape Regional Manager for Jawitz Properties.
According to Lightstone, which tracks deeds office registration figures, the average price of freehold property has decreased from R7 437 000 in 2009 to R5 480 000 in 2011, a decrease of some 26%. "Current selling prices are almost on par with those prices achieved of 2006," says Venter.
Camps Bay has always been a desirable area because it offers the benefits of a coastal lifestyle combined with its proximity to the city and shopping areas like the V&A Waterfront. During the previous property boom, property prices were inflated by foreign buyers taking advantage of the highly favourable exchange rates that prevailed. But with the rand strengthening to current levels, and the onset of the global recession, foreign buyers are in the minority and prices have normalised.
This has led to an influx of younger families, as evidenced by the fact that many pre-primary and primary schools have long waiting lists. "We're finding that people who grew up in the area, then left to work overseas or in Johannesburg, now want to return to Camps Bay to raise their families."
Many are finding value in the wide range of 'fixer-upper' properties available. "Young families know that it makes sense to buy an older home in a good neighbourhood like Camps Bay and then, over time, renovate it to their own standards."
Venter says that so far this year, 31 transfers of freehold properties have been registered in the deeds office for Camps Bay. On average, the selling price has been 21.2% below the asking price. It is clearly illustrated in the figures this year that the market under R7 Million in Camps Bay is the most active with 21 sales (67.7%) out of 31 sales to date. The market between R7 to 10 Million having recorded 6 sales (19.3%) and R10 million and above with 4 sales (12.9%)

Pinnacle Studio render problems
To all users of Pinnacle Studio software experiencing render problems when attempting to "Make Movie". If your Pinnacle crashes or "Make Movie" crashes with error attempt to clean the Temporary Render folder located under
Windows 7: C:\ProgramData\Studio 14\Data\Render
Windows XP: C:\Documents and Settings\All Users\Application Data\Studio 14\Data\Render
I render loads of video and find that i need to empty this folder by simply performing
- Select All (Ctrl-A) and Shift-Delete to permanently delete these temporary files.
After emtpying / cleaning this folder - my video render with no errors!!!!

SAIX BLACKLISTING
Web Active got the call. Yet antoher user unable to send email. Works great at the office but when at home, email will not send. Trying smtp.saix.net or smtp.dsl.telkomsa.net or private company mail server, email just will not send. A technician went to the clients house.
After many attempts at working with the initial setup, disabling Telkom Router Firewall, setting custom rules and port configurations the router was set back to factory default.
Internet working but still - problem sending email with Microsoft Outlook reporting SMTP mail server not available and various error codes!
Phoned the Telkom helpline on 10217 and spoke to first level support who confirmed the default standard tests.
After still not resolving the matter, was put through to Telkom second level support with a reference number. Second level support investigated the matter and reported that SAIX had blocked smtp sending due to a prior spam/malware infection from that ADSL username. Had to comply by running certain checks that night and then proceeded to phone Telkom support the following day.
The block was removed on that ADSL username, and 3 hours later with a router restart smtp mail was working once more!!! Client is now happy to be able to Send mails from the comfort of their home!

After many attempts at working with the initial setup, disabling Telkom Router Firewall, setting custom rules and port configurations the router was set back to factory default.
Internet working but still - problem sending email with Microsoft Outlook reporting SMTP mail server not available and various error codes!
Phoned the Telkom helpline on 10217 and spoke to first level support who confirmed the default standard tests.
After still not resolving the matter, was put through to Telkom second level support with a reference number. Second level support investigated the matter and reported that SAIX had blocked smtp sending due to a prior spam/malware infection from that ADSL username. Had to comply by running certain checks that night and then proceeded to phone Telkom support the following day.
The block was removed on that ADSL username, and 3 hours later with a router restart smtp mail was working once more!!! Client is now happy to be able to Send mails from the comfort of their home!
